Governing documents
The governing documents for our neighborhood are accessible through the Homeowner Portal (see link above). They are also on Williamson County’s website. These governing documents include (but are not limited to):
Utilities
Electricity is provided by Pedernales Electric Cooperative (PEC).
Cable internet service is available from Spectrum or AT&T. Some of the south end of Summerlyn has access to AT&T Fiber.
Water and sewage services are billed together through the City of Georgetown. You may notice on your bill that our water comes from Georgetown but that our sewage is actually being processed by Liberty Hill. This is because we’re within Liberty Hill’s sewer CCN (Certificate of Convenience and Necessity), but Georgetown handles billing for them.
We pay property taxes to Williamson County MUD #13, which owns and manages some of our ponds and greenbelts.
Education
All of Summerlyn is within Leander Independent School District. For current zoning, please see LISD’s Attendance Zones page.
For a fee, you can get a non-city-resident library card from the Leander Public Library, Liberty Hill Public Library, or Cedar Park Public Library.
Transportation
Our streets are maintained by Williamson County’s Road & Bridge department.
The Central Texas Regional Mobility Authority manages the 183A toll road.
Capital Metro provides bus and rail transit as far north as Leander Station, which is 4 miles away from Summerlyn.
